Property Tax Accountant in Manchester for Landlords, Investors and Property Companies

A property tax accountant in Manchester should understand more than the figures on an annual rental statement. We work with landlords, property investors and property companies where rental income, borrowing, ownership, acquisitions, disposals and cross-border issues need to be considered as part of one property tax position.

Property decisions are difficult to reverse once contracts complete. Before changing ownership, incorporating a portfolio, buying an additional property or selling an investment, I would normally want to understand the tax cost of the transaction itself as well as the tax position afterwards.

Tell us about the property tax issue

Give us the ownership, transaction or reporting issue and any completion or HMRC deadline. Detailed records can follow securely after the engagement has been scoped.

Sending an enquiry does not start professional work. Client acceptance, onboarding and an agreed scope come first.

Rental income Income, expenses, finance costs and records reviewed before the return is finalised.
Ownership & structure Personal, joint and company ownership considered against the actual investment plan.
Purchases & sales SDLT and disposal taxes reviewed around the transaction rather than after completion.
Cross-border ownership Non-resident landlord and company obligations considered alongside UK property tax.

Where a Property Tax Accountant in Manchester Adds Value

Property tax changes depending on who owns the asset, what the property is used for and whether the issue is income, acquisition, disposal or restructuring. Each specialist service below therefore has its own scope rather than treating every property owner as an ordinary landlord.

Adviser judgement

The cheapest tax position this year is not always the best property structure.

Property ownership has a long time horizon. Income tax, Corporation Tax, borrowing, SDLT, Capital Gains Tax, extraction of company profits and eventual succession can point in different directions.

That is why I would be cautious about recommending a company, transfer or incorporation from one isolated tax calculation. The cost of getting into a structure and the cost of eventually leaving it should be considered alongside the annual tax result.

Mortgage interest is reducing cash returns

An individual landlord's finance-cost treatment differs from a company's. That does not, by itself, make incorporation the correct answer.

A portfolio is being moved into a company

Existing ownership, gains, SDLT, financing, commercial activity and available reliefs need analysis before the legal transfer takes place.

An investment property is being sold

The gain should be calculated from the ownership history and evidence before completion where possible, particularly where a short reporting timetable will follow.

Property is owned from overseas

UK property remains capable of creating UK rental-income and disposal obligations even where the owner lives, works or is incorporated abroad.

Ownership matters

Property tax starts with who owns the asset and why

Two investors can own similar properties and have very different tax outcomes because their borrowing, other income, ownership structure and long-term intentions are different. Structure should therefore follow the facts rather than a blanket preference for personal or corporate ownership.

01

Individual ownership

Rental profit is part of the owner's personal tax position, with residential finance costs subject to the rules applicable to individuals.

02

Joint ownership

Legal and beneficial ownership, the relationship between the owners and the underlying evidence can affect how rental income is reported.

03

Company or SPV

The company has its own tax position, while salary, dividends, loans and extracting property profits create separate issues for its owners.

04

Overseas ownership

UK property can remain within UK taxation and reporting even when the individual owner or company is resident elsewhere.

Current property tax points

Deadlines and thresholds can affect the decision before the annual return

These are current reference points rather than a complete tax calculation. Ownership, residence, joint interests, company structures and the nature of a transaction can materially change the result.

Making Tax Digital

MTD for Income Tax is now relevant to many landlords

From 6 April 2026, qualifying sole traders and landlords with total qualifying income over £50,000 are within MTD for Income Tax. The threshold extends to more than £30,000 from April 2027 and more than £20,000 from April 2028.

Residential finance

Mortgage interest is not treated like an ordinary expense for individual residential landlords

For individuals, qualifying residential finance costs are generally dealt with through a tax reduction rather than being deducted in full when rental profit is calculated. This can produce a materially different result from company ownership.

Property disposals

A residential property gain can have a 60-day reporting deadline

Where UK residential-property Capital Gains Tax is due, reporting and payment can be required within 60 days of completion. For 2026/27 the individual annual exempt amount is £3,000 and individual CGT rates are generally 18% and 24%.

Property purchases

Additional-property and non-resident SDLT can materially change the acquisition cost

In England, qualifying additional residential purchases currently carry rates five percentage points above the standard residential bands. Certain non-resident acquisitions can also carry a further 2% surcharge.

Property tax complexity is not determined simply by the number of properties. A single highly geared property, an overseas owner or one substantial disposal can require more work than a larger but straightforward portfolio.

Portfolio landlords Several properties, refinancing, acquisitions and longer-term ownership decisions.
Property companies & SPVs Company accounts, Corporation Tax, financing and owner extraction issues.
Property investors Purchase costs, ownership structure, disposals and portfolio development.
Non-resident property owners UK rental income, withholding arrangements and UK property disposal reporting.
Developers & property businesses Projects where the distinction between investment and trading activity can change the tax analysis.

02

Reconcile the property records

Rental income, expenditure, finance costs, purchase documents, capital expenditure and previous filings are reviewed to the extent required by the engagement.

03

Calculate, report or implement

We complete the agreed tax work and deal with the return, calculation, registration or implementation steps expressly included in scope.

Frequently asked

Questions landlords and property investors ask before appointing a property tax accountant

Most property tax questions are not answered properly by looking at one rate in isolation. Ownership, borrowing, other income, residence and the intended length of the investment often matter just as much.

There is no general rule requiring an individual landlord to appoint an accountant. A straightforward rental property with clean records may be manageable without one. Professional help becomes more valuable where there are several properties, significant borrowing, joint ownership, a company structure, property sales, overseas residence or earlier reporting problems.

Tax is based on the taxable property profit rather than simply the rent received. The calculation starts with rental income and applies the expenses and other adjustments permitted by the property-income rules. The result then interacts with the individual's wider income and tax position.

For an individual with residential property, qualifying finance costs are generally not deducted from rental income in the same way as an ordinary business expense. Instead, the rules normally provide a tax reduction based on qualifying finance costs. Companies are subject to a different tax framework, which is one reason personal and corporate ownership should not be compared using rent and mortgage interest alone.

Sometimes, but there is no universal answer. A company can have advantages where profits are retained for reinvestment and finance costs are significant, but the acquisition cost, Corporation Tax position, extraction of profits, lender requirements and eventual sale also matter. Moving an already-owned portfolio into a company is particularly different from buying the next property through a company from the outset.

Where Capital Gains Tax is due on a qualifying disposal of UK residential property, the report and payment can be required within 60 days of completion. The gain therefore needs to be established much earlier than the normal Self Assessment filing deadline.

In England, qualifying additional residential purchases currently use SDLT rates five percentage points above the standard residential bands. Whether those rates apply depends on the purchaser and the properties owned at the relevant time, so the surcharge should be checked before completion rather than assumed from the property's intended use alone.

UK rental income remains within UK taxation even where the landlord lives abroad. The Non-Resident Landlord Scheme can also affect whether a letting agent or tenant deducts tax before paying the rent. An approved application can allow qualifying landlords to receive rent gross while continuing to deal with the underlying UK tax reporting.

ATED can apply where a company or other non-natural person holds UK residential property above the relevant value threshold. Relief may remove the annual charge in circumstances such as qualifying property rental or development activity, but a Relief Declaration Return can still be required where relief is being claimed. The ownership and use of the property therefore need checking rather than assuming that a nil charge means no filing.

The fee depends on the scope. Preparing a landlord return for one property is different from modelling incorporation, calculating a multi-year property gain, dealing with a non-resident company or reviewing SDLT before completion. We establish the relevant facts and deliverables before agreeing the fee. Our general approach is explained on Our Fees .
